An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Santiago de Compostela: Camino de Santiago pilgrimage; Feast of Saint James (Dia do Apostolo); Xacobeo Holy Year cycles; Rias Baixas seafood and Albarino. Guests I price for: pilgrims and cultural travellers on short 1 to 3 night stays clustered in the UNESCO old town around the Cathedral and Praza do Obradoiro. Where I start: pricing the long walking season rather than a single summer peak, VUT registration in the Galician REAT tourism register, and fast short-stay turnover as pilgrims arrive and move on.
I set your Airbnb, Booking.com and Vrbo pricing so the Camino months from spring to autumn sit above winter, the July feast carries its own premium, and short stays are allowed with cleaning priced into one and two night bookings rather than blocked by minimums.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Santiago de Compostela.
