An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Seoul: Cherry blossom and autumn foliage seasons; K-pop concerts and fan tourism; Chuseok and Lunar New Year; Business and medical travel. Guests I price for: Asian and Western travellers on 3 to 5 night stays in Hongdae, Gangnam and Myeongdong. Where I start: Seasonal and concert premiums, and compliance with Korea's foreigner-only rental licence rules.
On Airbnb, Agoda and Booking.com I set up PriceLabs or Wheelhouse with seasonal profiles, event overrides for big concerts and a clear rule for how quickly rates move when tour dates are announced. I also check that your licence details and house rules match on every channel.
