Hotel revenue management consulting is an independent review followed by a plan. I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of South Bend. South Bend lives on six or seven Saturdays a year. Notre Dame home games bring alumni, families and visiting fans who book their weekends months ahead, and the opponent decides how strong each one is. Commencement in May is the other big date. Outside that, the city is a quiet Midwest market with business and academic visitors, plus summer guests heading for Lake Michigan. I price the schedule early, game by game, and keep the rest of the year honest.
With a South Bend owner I start by ranking the coming home schedule, then building graduation, reunion and summer weekends around it. We look hard at the winter, which is where most homes here lose money, and agree a long-stay plan that does not collide with the football calendar.
The service in general is described on my hotel revenue management consulting page; this page covers how I apply it in South Bend.
