An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in South Bend: Notre Dame Fighting Irish football; University of Notre Dame commencement and campus events; Chicago weekend travel to Lake Michigan beaches; Business travel to the regional healthcare and manufacturing base. Guests I price for: Football fans and alumni on 2 to 3 night game weekends, graduation families, and visiting academics. Where I start: Home-game weekend premiums set well ahead, opponent-based tiers, graduation pricing, and winter floors.
For South Bend rentals on Airbnb, Vrbo and Booking.com, I set every home game as its own event in PriceLabs or Wheelhouse, with opponent-based tiers and two-night minimums, then use monthly discounts and lower floors for the long stretch from December to March.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in South Bend.
