An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in St Andrews: The Old Course and golf tourism; University of St Andrews graduations and term dates; The East Neuk fishing villages; Edinburgh day-trip and overflow. Guests I price for: Golfers on 3 to 7 night stays, graduating students' families and American visitors. Where I start: Golf and graduation premiums, Open year contracting and Scotland's short-term let licensing.
I set up the pricing tool so ceremony days, golf tournament weeks and East Neuk summer weeks each carry their own rate and minimum stay, and so last-minute gaps in the darker months drop to a sensible floor rather than sitting empty or selling for next to nothing.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in St Andrews.
