An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Courchevel: Courchevel, Méribel, Val Thorens and Les Menuires ski areas; Luxury catered chalets; British, Russian-speaking and French school holiday weeks; Summer hiking and cycling in Méribel and Val Thorens. Guests I price for: Ski families and groups on Saturday-to-Saturday weeks, plus luxury chalet guests. Where I start: Weekly chalet pricing by holiday week, early-booking strategy and taxe de séjour handling.
I set the pricing tool to run Saturday-to-Saturday weeks with separate base rates for each holiday period, block single nights in the high season, and adjust the start and end of the season automatically. Taxe de séjour is configured per guest so totals stay correct.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Courchevel.
