Alaa's take on France

“France is several markets with one registration system tightening across all of them. Paris and some other communes have cut the primary-residence cap to 90 nights, the Le Meur law reduced tax advantages, and change-of-use rules make second homes hard to let in big cities. Meanwhile the Alps, Riviera and countryside each have their own peaks. I plan by region and by legal status first.”

France at a glance

Busiest
June to September on the coast and in the countryside, and December to March in the Alps, with Paris busy almost year-round.
Quietest
November and early December, and the coldest post-New-Year weeks of January before the ski season peaks.
Dates to price first
  • Paris year-round tourism plus major events including the fashion weeks and Roland-Garros
  • French Riviera summer and the Cannes Film Festival
  • Alpine ski season in the Trois Vallees and Chamonix
  • wine and gastronomy tourism across Bordeaux, Burgundy and the Loire

Rules Alaa checks before pricing a property in France

France lets you short-let a primary residence for up to 120 nights a year, requires a registration number in tension-zone cities such as Paris and enforces change-of-use (changement d'usage) rules for second homes; the 2024 Le Meur law tightened this further, allowing communes to lower the cap toward 90 nights and cutting the old tax advantages, on top of the local taxe de sejour.

Rates are set in Euro (EUR) and priced for net revenue after channel fees. Channels: Airbnb, Booking.com and Vrbo.

How Alaa would price a property in France

The moves Alaa makes first when a hotel or host in France books a session, and the errors he corrects most often. Every one is set up inside your own pricing tool, so it keeps working after the call.

Alaa's pricing playbook for France

  1. 1

Confirm each property's night cap, registration and change-of-use status.

  2. 2

Price alpine chalets by French, UK and Dutch school-holiday weeks.

  3. 3

Price Riviera May events and summer weeks separately.

  4. 4

Price countryside gîtes for touring stays of 3 to 6 nights.

  5. 5

Review net returns after the Le Meur tax changes.

Mistakes Alaa fixes most in France

  • Assuming the old 120-night cap still applies everywhere.
  • One national calendar for Alps, coast and cities.
  • Tax changes ignored when setting prices.
Alaa's pricing calendar

How I price France through the year

Revenue management consultant in France
  1. January to MarchHigh

In Paris I price the January and March fashion weeks and major trade fairs as event bands, while mountain homes follow the staggered February holiday zones.

  2. April to JuneHigh

Easter, the May bridge holidays and Roland-Garros lift demand, so I price the long weekends around 1 May, 8 May and Ascension well above the spring base.

  3. July to AugustPeak

Coastal and countryside homes peak while Paris loses business demand, so I set Saturday changeovers in Provence and Brittany and keep Paris rates flexible in August.

  4. September to OctoberHigh

The rentree brings conferences and fashion week, so I raise Paris weekdays and keep wine-country homes firm for harvest and autumn touring in Bordeaux and Burgundy.

  5. November to DecemberShoulder

Quiet November leads into the Alsace Christmas markets and the ski opening, so I lower floors early in the month and price December weekends in Strasbourg and Colmar firmly.

Where I price France differently

Paris
Events, fashion weeks and trade fairs set the top nights; I price arrondissements by metro access and save the strongest rates for spring, June and September.
Nice and the French Riviera
May events and summer carry the year, with a mild winter for long stays; I price sea views and walkability to the Promenade firmly.
Chamonix, Annecy and the French Alps
Ski weeks in winter and lakes and hiking in summer; I run two seasons with different stay rules and price lift access carefully.

What I check first in a France audit

  1. 1Whether the rate includes the taxe de sejour and cleaning fees consistently, because French guests compare total prices and mismatched fees push them toward Gites de France or Abritel.
  2. 2Whether the listing shows its energy performance rating where required, since energy standards for furnished tourist lets are tightening and a poor rating can limit future letting.
  3. 3How the property ranks on Abritel and Booking.com as well as Airbnb, because French domestic travellers, a core group in most regions, often book through those platforms.

One person does the thinking on your account. Choose the kind of help your property in France needs; everything is remote, 1-on-1 and scheduled in your time zone.

Independent advice

Revenue management consultant in France

For French owners I start with the legal and tax position of each property, then build a regional plan, because Paris, the Riviera, the Alps and the countryside follow different calendars. We set targets by month, choose the right platforms for domestic and international guests, and review net returns.

Airbnb, Vrbo & Booking.com

Airbnb pricing expert in France

For hosts in France I configure PriceLabs or Wheelhouse with school-holiday zones, May bridge weekends, event bands for Paris and the Riviera, and Saturday changeovers for holiday homes. Airbnb, Booking.com and Abritel are kept on one plan so fees and totals match.

Hotels & resorts

Hotel revenue management specialist in France

France suits my five-star chain background well. I work on fashion-week and trade-fair fences in Paris, festival pricing on the Riviera, ski-week packages in the Alps, group and MICE contracts, and a comp set chosen by arrondissement or resort rather than star rating alone.

FAQ

Questions owners in France ask Alaa

Is the 120-night limit still in place in France?

Communes can now lower it, and Paris has set 90 nights for primary residences. Alaa checks the rule for each property.

Do French rental taxes affect pricing?

Yes, the Le Meur law reduced tax advantages. Alaa reviews pricing with net returns in mind.

Are the May bridge holidays important in France?

Yes. When 1 May, 8 May or Ascension Thursday fall next to a weekend, many French families take a four-day break, called a pont. Demand rises in the countryside, on the coast and in cities near Paris. I check each year's calendar and price those long weekends as short high seasons.

Should Paris owners price August as high season?

Usually not as the top season. Many Parisians leave in August and business travel slows, although international tourists still come. I keep August rates competitive for leisure guests and save the strongest prices for spring, June events, September and the fashion weeks, when business and leisure demand overlap.

Does Alaa Elhadi consult for hotels and Airbnb hosts across France?

Yes. Alaa works 1-on-1 with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout France, remotely, with no minimum or maximum portfolio size. He has dedicated market pages for 18 destinations in France, and the same approach works for any town or region not listed. Prices are billed in USD and the strategy is built for Euro (EUR) revenue.

How do I start with Alaa in France, and what does it cost?

Start a chat or book a session online. One-time PriceLabs strategy sessions are priced by your exact listing count from $125; managed plans start at $225 a month; hotel consulting is quoted per property; Revenuenaire Dynamic Pricing software is from $17.99 per listing per month. There is no minimum or maximum portfolio size.
