An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Vancouver: Alaska cruise departures; Whistler ski season; Celebration of Light fireworks; Film production and tech business travel. Guests I price for: International leisure travellers, cruise passengers with 1 to 2 night pre-cruise stays, and ski groups in Whistler. Where I start: Compliance with provincial principal-residence rules, cruise-night pricing near the port, and dual-season curves for Whistler chalets.
For hosts I set up your pricing tool with separate curves for city and Whistler listings, cruise-day short stays where permitted, fireworks nights as events, and monthly rate cards for city units that cannot take short stays. Whistler ski weeks open early with holiday minimums.
