An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Vienna: Advent markets and the New Year's Concert; Vienna Ball season; Opera and concert calendar; Medical and congress tourism. Guests I price for: Cultural travellers and congress attendees on 3 to 4 night stays. Where I start: Advent premiums, congress-driven midweek rates, and compliant strategies under Vienna's zoning rules.
For Vienna hosts I set up PriceLabs or Wheelhouse so the limited short-stay days go to the strongest dates, congress and ball weekends carry their own uplift, and the remaining months move to monthly rates, with Airbnb and Booking.com priced the same way.
