An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in White Mountains: Autumn colour along the Kancamagus Highway; Mount Washington and the Cog Railway; Skiing at Cranmore, Attitash and Wildcat; Tax-free outlet shopping and Story Land in North Conway. Guests I price for: Boston and New England families on 2 to 4 night stays around North Conway, Jackson and Lincoln, plus autumn leaf-peepers. Where I start: Peak-foliage and ski-weekend premiums, minimum stays over holiday periods, and midweek pricing for a market that concentrates around Saturday nights.
In PriceLabs or Wheelhouse I set up your North Conway or Lincoln listing with foliage weekends tied to colour timing, ski holiday minimums, Story Land summer weeks and mud-season monthly offers. Airbnb, Vrbo and Booking.com then show matching prices and rules.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in White Mountains.
