An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Whitefish: Glacier National Park's west gateway; Whitefish Mountain Resort skiing; Flathead Lake boating and the cherry harvest; The Whitefish Winter Carnival. Guests I price for: Families and couples on 3 to 6 night summer stays near Whitefish and Flathead Lake for Glacier trips, plus winter skiers drawn nationally and from the Northwest. Where I start: Dual summer-park and winter-ski peaks bridged by Flathead Lake demand, weekend and holiday minimums, and mud-season monthly pricing.
In PriceLabs or Wheelhouse I set up your Whitefish or Flathead listing with Glacier summer pricing opened early, weekly lake stays, ski holiday minimums, Winter Carnival dates and spring monthly options. Airbnb, Vrbo, Booking.com and Expedia then follow the same rules.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Whitefish.
