Hotel revenue management consulting is an independent review followed by a plan. I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of Zadar. Zadar and Plitvice look like one market on a map, but they sell two different stays. Zadar is a coastal base where couples and families stay three to seven nights for the old town, sunsets at the Sea Organ and boat trips to Kornati. Plitvice is a gateway where most guests stay one night to reach the lakes early. I price the coast by the week and the park by the night.
For an owner in the Zadar area I separate coastal and park demand, check the tax and registration set-up, and compare the property with comps of the same distance from the sea or the lakes. The plan covers weekly summer pricing, park-gateway nights and an honest look at whether staying open in winter pays.
The service in general is described on my hotel revenue management consulting page; this page covers how I apply it in Zadar.
