An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Zeeland: Domburg, Cadzand and North Sea beaches; Delta Works; Middelburg and Veere; German and Belgian family holidays. Guests I price for: German, Belgian and Dutch families on weekly summer stays. Where I start: Weekly holiday-park and house pricing by school-holiday calendar, and tourist tax.
I set up the pricing tool so summer weeks, long weekends and quiet months each follow their own logic, with changeover days fixed in peak season and shorter stays released automatically when gaps remain close to arrival, so the July and August weeks are never broken up too soon.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Zeeland.
