An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Agadir: European winter sun; Surf season in Taghazout; Gnaoua World Music Festival; Golf resorts. Guests I price for: European couples and surfers on 5 to 10 night stays, winter long-stay guests. Where I start: Winter premiums, monthly long-stay rate cards, and festival weeks.
On Airbnb, Booking.com and Vrbo I set monthly and weekly discounts that make long winter stays attractive without undercutting nightly rates. With PriceLabs or Wheelhouse, I configure Ramadan as a moving season and add the Gnaoua weekend and Christmas as fixed events, so the tool does not miss them.
