An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Algarve: Summer beach season from Lagos to Tavira; Golf in spring and autumn; UK and Irish holiday calendars; Winter long-stay retirees. Guests I price for: British and Irish families on 7 to 14 night villa stays, golfers in the shoulders, long-stay winter guests. Where I start: Weekly villa pricing with fixed turnover, golf-shoulder strategies, and monthly winter rate cards with AL compliance.
I set up your pricing with each summer week priced on its own, fixed changeover days, golf-season shoulders and winter monthly rates. Airbnb, Booking.com and Vrbo then follow the same rules, so British, Irish and European guests see consistent prices and stays.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Algarve.
