An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Ashland: The Oregon Shakespeare Festival's long season; Rogue Valley wine country; Southern Oregon University events; Mount Ashland skiing and Crater Lake day trips. Guests I price for: Theatre-going couples and retirees on 3 to 5 night festival stays near Lithia Park and downtown Ashland, plus wine and outdoor travellers. Where I start: A long February-to-October festival season shaping demand, matinee-and-weekend minimums, and monthly winter rate cards during the theatre off-season.
For hosts I set up your pricing tool with performance weeks loaded from the current festival calendar, three-night minimums on peak weekends, Britt and film festival dates as events, and monthly rates for the winter months. I review the schedule each year rather than copying last season.
