An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Berchtesgaden: Königssee boat trips; Kehlsteinhaus and Obersalzberg history; Berchtesgaden National Park hiking; Salzburg day trips across the border. Guests I price for: German and international families on 3 to 7 night stays and history tourists. Where I start: Summer premiums, Christmas pricing and local Kurtaxe.
I set up the pricing tool so summer weeks, Christmas and Bavarian school holidays follow their own rules, the guest tax appears in the total, and shorter stays open automatically in April and November, when the valley needs flexible bookings rather than long minimums.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Berchtesgaden.
