An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Bristol: Bristol International Balloon Fiesta; Harbour Festival; Concerts and Ashton Gate events; University calendar and business travel. Guests I price for: UK weekend visitors and business travellers on 1 to 3 night stays. Where I start: Festival premiums, corporate midweek rates, and weekend floors in winter.
I set up PriceLabs or Wheelhouse for Bristol hosts with the Balloon Fiesta, Harbour Festival, graduation days and Ashton Gate events loaded, weekday pricing for business guests and weekly rates for contractors. Airbnb, Booking.com and Vrbo then follow the same calendar and fees.
