An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Brussels: EU institutions and lobbying travel; Brussels Motor Show and trade fairs; Tomorrowland spill-over in July; Christmas markets. Guests I price for: EU-related business travellers midweek and city-breakers at weekends, in the European Quarter, Ixelles and the centre. Where I start: Parliament-calendar midweek pricing, weekend leisure rates, and registration-compliant strategies under regional rules.
For Brussels hosts I set up PriceLabs or Wheelhouse with the EU session calendar driving weekday rates, a separate leisure base for weekends, event premiums for the Motor Show, Ommegang and Winter Wonders, and longer-stay discounts for interns and consultants.
