An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Cardiff: Principality Stadium rugby and concerts; Pembrokeshire Coast and Snowdonia summer; Welsh school holidays; Coastal path and cottage demand. Guests I price for: UK families on weekly coastal stays, rugby and concert travellers on 1 to 2 night stays. Where I start: Match-day premiums in Cardiff, weekly cottage pricing, and the 182-day Welsh letting rule.
I set up PriceLabs or Wheelhouse for Welsh hosts with Six Nations fixtures, stadium concerts and Welsh school holidays as events, weekly summer rules for cottages and short breaks outside summer. Airbnb, Booking.com, Vrbo and Sykes then share one calendar.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Cardiff.
