An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Christchurch: South Island road-trip gateway; Mount Hutt ski season; Cruise calls at Lyttelton; Rugby and stadium events. Guests I price for: Australian and international travellers on 2 to 3 night stays. Where I start: Summer and ski premiums, shoulder floors, and gateway-length minimum stays.
On Airbnb and Bookabach I set up PriceLabs or Wheelhouse with two-night defaults, orphan-night rules and event overrides for stadium and cruise days, plus a separate winter profile if your home is near Methven or the ski roads. We review pickup together before each season.
