An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Cody: The east entrance to Yellowstone National Park; The nightly Cody Nite Rodeo through summer; The Buffalo Bill Center of the West; The Beartooth and Chief Joseph scenic byways. Guests I price for: National-park road-trippers and international visitors on 1 to 3 night stays in Cody before entering Yellowstone, concentrated heavily in July and August. Where I start: An intense summer park-gateway peak, short average stays that need tight minimum-stay and gap rules, and near-dormant winters requiring monthly rate cards.
