An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Cork: Kinsale's gourmet restaurants and the autumn food festival; Cork city's English Market and its lively cultural calendar; Blarney Castle and its famous stone; Cobh's Titanic heritage and the Jameson distillery at Midleton. Guests I price for: Food-led couples and small groups on two to four night stays in Cork city and harbour-front Kinsale, plus West Cork touring visitors. Where I start: Working a foodie shoulder-season strategy that keeps rate up into October, with event and weekend premiums, and staying inside Failte Ireland registration and any Rent Pressure Zone limits.
In PriceLabs or Wheelhouse I load the Kinsale food festival, the Jazz Festival, cruise days in Cobh and the summer touring season, and set different stay rules for harbour Kinsale and Cork city. Airbnb, Booking.com and Vrbo then follow one plan, so festival weekends earn their full value.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Cork.
