An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Dresden: the Striezelmarkt Christmas market; the rebuilt Frauenkirche; the Semperoper; Saxon Switzerland and the Bastei nearby. Guests I price for: culture travellers and Christmas-market visitors on 2 to 4 night stays in the Baroque Altstadt and the lively Neustadt. Where I start: a dominant December Christmas-market premium, steady Baroque-city culture demand, and Saxon registration and tourist-tax compliance.
In PriceLabs or Wheelhouse we load the Christmas markets, the music festival and Semperoper highlights as events, with weekend rules for December and longer-stay offers for quieter months. Booking.com and Vrbo follow the same plan so totals match across channels.
