An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Nice: Cannes Film Festival and Monaco Grand Prix in May; MIPIM and Cannes Lions; Summer beach season; Nice Carnival and Menton Lemon Festival. Guests I price for: International leisure travellers on 4 to 7 night stays, event and conference guests in May and June. Where I start: Event-week premiums along the whole coast, summer weekly pricing, and registration-number compliance.
We load every major event into PriceLabs or Wheelhouse, from carnival weekends to the yacht show, with minimum stays that protect each event period. Summer runs on weekly rules near the sea, and Abritel, Vrbo and Booking.com read the same plan so guests comparing channels see one consistent total.
