An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Geneva: Watches and Wonders; UN, WHO and diplomatic conferences; Summer lake and Montreux Jazz Festival; Ski-season gateway to the French Alps. Guests I price for: Diplomatic and corporate travellers on 3 to 10 night stays, summer leisure guests. Where I start: Conference-week premiums, corporate positioning versus serviced apartments, and August floors.
In PriceLabs or Wheelhouse I load Geneva's session dates, Watches and Wonders and the World Health Assembly as events, with long-stay discounts tuned to delegation lengths. Airbnb and Booking.com then show the same total cost and stay rules, so delegates never see two prices.
