This is my view of Helsinki. Helsinki is a summer city with a surprising November peak: Slush, the startup conference. Flow Festival in August and Christmas add demand, and housing company rules can limit letting. Winter is otherwise quiet. Ferry connections to Tallinn and Stockholm also create short stays around departure days, which many listings block with minimum stays that are too long for this city.
If you own a Helsinki apartment, I check housing company rules first, then build a plan around summer, Flow, Slush and Christmas, while making sure quieter months and Midsummer are priced realistically rather than treated as part of the peak.
