An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Helsinki: Summer and Midsummer; Slush startup conference; Flow Festival in August; Ferry traffic to Tallinn and Stockholm. Guests I price for: European travellers on 2 to 3 night stays, tech and conference guests in November. Where I start: Summer and Slush premiums, winter floors, and housing-company rule compliance.
For Helsinki hosts I set up PriceLabs or Wheelhouse with summer and Flow bands, a Slush premium in November, short stays around ferry days and longer-stay offers for winter visitors, keeping Airbnb and Booking.com aligned so guests see the same prices.
