An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Hong Kong: Trade fairs and financial-sector travel; Rugby Sevens and Art Basel; Mainland Golden Week; Concerts at Kai Tak. Guests I price for: Business travellers and regional visitors on 2 to 4 night stays. Where I start: Event premiums, corporate midweek rates, and licensed guesthouse compliance.
On Airbnb, Booking.com and Agoda I set up PriceLabs or Wheelhouse for licensed units with fair and event premiums, or monthly rate cards for 28-plus-night stays, so every channel prices from the same logic, stays within the rules and never shows a short stay that the licence does not allow.
