An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Île de Ré: Île de Ré villages, beaches and cycling; La Rochelle old port and aquarium; Francofolies music festival; Parisian second homes and school holidays. Guests I price for: French families and Parisian couples on weekly summer stays and long weekends. Where I start: Peak weekly pricing, festival premiums and La Rochelle's short-term rental registration rules.
I configure the pricing tool with weekly island stays in summer, Francofolies and Stade Rochelais weekends as named events for city flats, and low winter floors on the island. Calendars on Abritel, Airbnb and Booking.com are synced so a Parisian family never finds a week sold twice.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Île de Ré.
