An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Innsbruck: Ski resorts across Tyrol; Christmas markets; Summer hiking and cycling; Ischgl and Sölden events. Guests I price for: European and UK ski groups on weekly stays, summer families. Where I start: Weekly holiday-week pricing, summer rates, and inter-season minimum-stay reductions.
For Tyrol hosts I set up PriceLabs or Wheelhouse with holiday-aware weekly bands, Saturday or Sunday changeovers where they fit, event uplifts for Sölden and Ischgl, and shorter inter-season minimums, with FeWo-direkt and Booking.com kept in step with Airbnb so German guests see the same price everywhere.
