This is my view of Istanbul. Istanbul changed in 2024, when a new law required short-term rentals to hold a tourism ministry permit, and in apartment buildings the neighbours' consent. That removed a lot of informal supply. Demand itself is broad: tulip season, Eid travel from the Gulf, medical and hair-transplant visitors who stay a week, and transit guests. I start with the permit, then price each of those segments properly.
For an Istanbul owner I confirm the permit and building consent first, then build pricing for tulip season, Eid, medical stays and conference weeks. We decide which segments to target in each district and set rates for each, so the property is not priced as a simple tourist flat.
