Consultant's view

Alaa's take on Türkiye

“Türkiye changed its rules in January 2024: short-term rentals under a year need a Ministry of Culture and Tourism permit, a plaque, and in shared buildings the co-owners' consent. That removed a lot of informal supply. Istanbul trades all year, Cappadocia runs on balloon seasons and the coasts peak in summer.”

Türkiye at a glance

Busiest
June to September on the coasts, with Istanbul and Cappadocia trading strongly year-round.
Quietest
December to February, outside Istanbul and the Cappadocia balloon season.
Dates to price first
  • Istanbul year-round city and business travel
  • Antalya and Bodrum Mediterranean and Aegean beach seasons
  • Cappadocia balloon tourism and unique landscapes
  • strong value for money from a weak lira

Rules Alaa checks before pricing a property in Türkiye

Since January 2024, Turkiye requires a short-term rental permit for lets under one year, issued with approval from the Ministry of Culture and Tourism, and hosts must display a permit plaque. For apartments in shared buildings, unanimous consent of the co-owners is generally required, which has reshaped supply in city blocks. Booking.com, long blocked in Turkiye, was reinstated in 2023 and is now available again.

Rates are set in Turkish lira (TRY) and priced for net revenue after channel fees. Channels: Airbnb and Booking.com lead, with Booking.com back online since 2023 and local platforms adding reach.

How Alaa would price a property in Türkiye

The moves Alaa makes first when a hotel or host in Türkiye books a session, and the errors he corrects most often. Every one is set up inside your own pricing tool, so it keeps working after the call.

  1. 1

Obtain the permit and co-owner consent before listing.

  2. 2

Price Istanbul around Eid, tulip season and medical tourism.

  3. 3

Price Antalya and Bodrum on summer weekly stays.

  4. 4

Price Cappadocia balloon-view rooms at a premium.

  5. 5

Update moving holiday dates like Bayram every year.

Mistakes Alaa fixes most in Türkiye

  • Listings without the 2024 permit.
  • Bayram dates not updated.
  • Coasts priced like Istanbul.
Alaa's pricing calendar

How I price Türkiye through the year

Revenue management consultant in Türkiye
  1. January to MarchLow

The coasts are closed for leisure, so I keep floors honest there, price Istanbul for business and the semester break, and plan Cappadocia around balloon weather.

  2. April to MayHigh

The Istanbul Tulip Festival and spring balloon flights make this a strong period; I lift weekend rates and treat Ramadan Bayram as a short premium when it lands here.

  3. June to AugustPeak

The Riviera and Aegean fill with European and domestic families, so I use weekly stays, price Kurban Bayram dates highest and keep Istanbul pricing realistic in the heat.

  4. September to OctoberHigh

Warm seas and cooler cities make this a strong shoulder; I hold coastal rates through September and push Cappadocia and Istanbul weekends up.

  5. November to DecemberShoulder

Istanbul events and New Year keep the city busy, so I price those dates firmly, while coastal homes switch to long-stay offers for winter visitors.

Where I price Türkiye differently

Istanbul
A year-round city with medical tourism and business demand; I price Sultanahmet, Beyoğlu and Kadıköy differently and treat Bayram and events as short peaks.
Antalya and the Turkish Riviera
Summer beach weeks sold to Europeans and Turkish families; I use weekly stays, price villas with pools higher and accept honest winter floors.
Cappadocia
Balloon flights make spring and autumn the strongest seasons; I price cave rooms with views at a premium and keep winter for couples on short breaks.

What I check first in a Türkiye audit

  1. 1Whether the property holds the 2024 permit and the co-owner consent it needs, because that decides whether we can list it at all.
  2. 2Which currency the rates are set in, since a weak lira means a price in lira can lose value within weeks, so I prefer euro or dollar based pricing where allowed.
  3. 3How the listing performs with Gulf, Russian, German and British guests, because each group books differently and some use local sites like Etstur or Jolly Tur.

Independent advice

Revenue management consultant in Türkiye

For owners in Türkiye, I confirm the permit and co-owner consent, check which currency you price in, and plan the year around Bayram dates, school holidays and the coastal season, so the calendar is ready before the busiest weeks arrive.

Airbnb, Vrbo & Booking.com

Airbnb pricing expert in Türkiye

For Turkish hosts I set up PriceLabs or Wheelhouse with separate seasons for Istanbul, the coasts and Cappadocia, update Bayram dates every year, and keep pricing in a stable currency so a weak lira does not erode your rates. Cappadocia rooms get spring and autumn premiums tied to the balloon season.

Hotels & resorts

Hotel revenue management specialist in Türkiye

With my five-star hotel background, I help Turkish hotels balance tour operators, OTAs and direct demand, set rate fences for Bayram and summer peaks, and choose comp sets by district in Istanbul and by beach on the coasts. For resort hotels I review allotment release dates so rooms come back to sell in time.

FAQ

Questions owners in Türkiye ask Alaa

Do I need a permit for short-term rentals in Türkiye?

Yes, since 2024, with co-owner consent in shared buildings. Alaa checks it first.

Is Booking.com available in Türkiye?

Yes, it was reinstated in 2023.

Should I price my Turkish rental in euros or lira?

Where the platform and your setup allow it, I usually prefer euros or dollars for international guests, because the lira can move quickly. If you must price in lira, I review rates often so that a currency move does not quietly reduce what each night is worth.

Do Turkish families drive coastal summer demand?

Yes. Turkish school holidays run through the summer, and families travel heavily over Kurban Bayram. I price these weeks firmly and use weekly stays, since domestic families often book later than European guests but stay longer. I keep some inventory open for them rather than filling everything early at lower rates.

Does Alaa Elhadi consult for hotels and Airbnb hosts across Türkiye?

Yes. Alaa works 1-on-1 with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Türkiye, remotely, with no minimum or maximum portfolio size. He has dedicated market pages for 4 destinations in Türkiye, and the same approach works for any town or region not listed. Prices are billed in USD and the strategy is built for Turkish lira (TRY) revenue.

How do I start with Alaa in Türkiye, and what does it cost?

Start a chat or book a session online. One-time PriceLabs strategy sessions are priced by your exact listing count from $125; managed plans start at $225 a month; hotel consulting is quoted per property; Revenuenaire Dynamic Pricing software is from $17.99 per listing per month. There is no minimum or maximum portfolio size.
