An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in The Loire Valley: Chateau de Chambord and Chenonceau; Loire a Velo cycling route; Loire Valley wine tasting; Clos Luce and Leonardo da Vinci in Amboise. Guests I price for: touring couples and cycling families on 3 to 6 night stays around Amboise, Tours and the chateaux country. Where I start: a garden and cycling season that runs spring to autumn, dispersed touring demand between chateaux, and French registration for rural gites.
We build your Loire pricing in PriceLabs or Wheelhouse with summer weekly rules, three-night spring minimums and events like the garden festival and Christmas at the chateaux. Booking.com, Vrbo and Abritel all follow the same logic, so cyclists and families see consistent rates and policies.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in The Loire Valley.
