An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Killington: Skiing and riding the Beast of the East; The Killington Cup FIS World Cup; Central Vermont foliage; Summer mountain biking at Killington Bike Park. Guests I price for: Boston, New York and Hartford skiers on weekend and week-long stays in Killington, Pittsfield and Rutland. Where I start: Ski-season and holiday-week premiums with minimum stays, World Cup surge pricing, and shoulder-season rates that bridge two deep mud-season lulls.
In PriceLabs or Wheelhouse I set the Killington Cup, holiday weeks and February vacation as events, add weekend minimums, and build a separate summer curve for bike park guests. Airbnb, Vrbo and Booking.com then all follow the same seasonal plan.
