An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lancaster: Amish Country farm tours and buggy rides; Sight and Sound Theatres; The Strasburg Rail Road; Central Market and Kitchen Kettle Village. Guests I price for: East Coast families and church tour groups on 2 to 3 night stays around Lancaster city, Bird-in-Hand and Strasburg. Where I start: Show-schedule-driven demand around Sight and Sound, weekend minimum stays, and farm-stay positioning that sells the rural setting.
In PriceLabs or Wheelhouse I set Sight and Sound seasons, mud-sale Saturdays and harvest weekends as events, add two-night minimums and weekday discounts, and keep group-house rules, occupancy caps and parking limits consistent across Airbnb, Vrbo and Booking.com, so a church group sees the same terms on every channel.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Lancaster.
