An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Las Cruces: White Sands National Park tourism; The Hatch chile harvest and festival; New Mexico State University events and Aggie football; Winter snowbird stays from the northern states. Guests I price for: National-park travellers and university visitors on 2 to 4 night stays near Mesilla and downtown, plus month-long winter snowbirds settling in the Mesilla Valley. Where I start: Shoulder-season strength in spring and autumn, summer heat discounting, and 30-plus-night winter snowbird rate cards alongside Furnished Finder demand.
In PriceLabs or Wheelhouse I set Hatch, Whole Enchilada and Aggie dates as events, summer heat discounts and a thirty-night rate for snowbirds. I keep Airbnb, Vrbo, Booking.com and Furnished Finder calendars in sync so monthly bookings never collide with nightly stays.
