An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Leavenworth: The Bavarian village and its Village of Lights Christmas season; Leavenworth Oktoberfest; Summer Enchantments and Icicle Ridge hiking; The Maifest and Autumn Leaf festivals. Guests I price for: Seattle families and couples on 2 to 3 night stays in the village and along Icicle Road, peaking over festive weekends and the summer hiking season. Where I start: A distinctive December Christmas-lights peak alongside summer hiking demand, weekend and festival minimums, and shoulder-season floors in spring.
Inside PriceLabs or Wheelhouse I load the lighting weekends, Oktoberfest, Maifest and the Autumn Leaf Festival as events, set two-night Saturdays and build summer and winter curves. Airbnb, Vrbo and Booking.com then carry the same permit number, parking rules and minimum stays.
