Hotel revenue management consulting is an independent review followed by a plan. I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of Lexington. Lexington is a horse town first and a college town second, and the two calendars rarely line up. Keeneland's April and October meets bring racing fans, while its September yearling sale and other auctions bring buyers, agents and bloodstock people who stay longer and pay for comfort. Wildcats basketball fills winter weekends, football fills autumn Saturdays, and the Derby in Louisville spills over in early May. I price the horse calendar and the university calendar as two separate layers.
For a Lexington owner I start by mapping the Keeneland calendar, both racing and auctions, against the university's football, basketball and graduation dates. We then decide which of those your home can really win, set the licence position straight, and agree floors so the slow summer still pays its way.
The service in general is described on my hotel revenue management consulting page; this page covers how I apply it in Lexington.
