An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in The Lofoten Islands: the fishing villages of Reine, Henningsvaer and the road's end at A; the Reinebringen hike and dramatic granite peaks; the World Cod Fishing Championship each March; staying in traditional rorbuer fishermen's cabins under the midnight sun or aurora. Guests I price for: Photographers, hikers and road-trippers on two to four nights, drawn to the rorbuer cabins around Reine, Ramberg and Svolvaer. Where I start: Charging a genuine premium for scarce waterfront rorbuer stock in the short summer and aurora windows, with careful shoulder-season floors given the islands' remoteness.
I set up your pricing so summer, aurora and cod-season dates sit in their own bands, with minimum stays that suit road trips and photography schedules. Airbnb, Booking.com and Vrbo all show the same rules, and I keep weather-related policies clear for guests.
