An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in McCall: Payette Lake summer boating; Brundage Mountain skiing; The McCall Winter Carnival ice sculptures; Ponderosa State Park hiking and camping. Guests I price for: Boise and Treasure Valley families on 3 to 5 night lake stays near downtown and Payette Lake, plus winter skiers and Carnival crowds. Where I start: Summer lake and Winter Carnival twin peaks, weekend minimums for the Boise drive market, and shoulder-season midweek floors.
For McCall and Donnelly hosts I configure PriceLabs or Wheelhouse with Carnival and July 4th blocks, Saturday changeovers for lake homes, ski-season weekend rules and a spring floor, so the calendar fits how Boise and Treasure Valley families actually plan their weekends at the lake and on the slopes.
