An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Missoula: University of Montana Grizzlies football and graduation; Clark Fork and Bitterroot fly-fishing season; A road-trip base between Glacier and Yellowstone; The western Montana medical corridor. Guests I price for: University families and summer road-trippers on 2 to 4 night stays near downtown and the university district, plus travelling medical and fly-fishing guests. Where I start: Autumn football-weekend surges, summer road-trip demand, and 30-plus-night furnished pricing for medical and university stays through the winter lows.
For Missoula hosts I configure PriceLabs or Wheelhouse with Griz home games and graduation loaded early, short summer stays, fishing-season weekend rules, and a Furnished Finder rate card for medical and university guests, so the calendar never depends on a single season.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Missoula.
