An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Nantes: Les Machines de l'ile and the Grand Elephant; Le Voyage a Nantes summer art trail; La Baule Atlantic beaches; Guerande salt marshes. Guests I price for: families and culture-led travellers on 3 to 6 night stays between central Nantes and the coast at La Baule and Pornic. Where I start: a summer art-trail and beach peak, splitting demand between the city and the Atlantic coast, and French meuble de tourisme registration.
Inside PriceLabs or Wheelhouse we set up separate logic for city flats and coastal homes: event dates for the art trail and winter concerts, weekly summer rules on the coast, and flexible weekends in the city.
