An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Outer Banks: Summer beach season; Fishing and surfing; Multi-family group travel; Autumn shoulder weekends. Guests I price for: Large family groups from the Mid-Atlantic on week-long stays in big oceanfront homes. Where I start: Saturday-to-Saturday weekly pricing by bedroom count, early-booking strategies for peak weeks, and shoulder flexibility.
For hosts on Vrbo and Airbnb here, I set up PriceLabs or Wheelhouse with Saturday turnover, bedroom-band pricing, shoulder-season short stays and early-opening summer weeks. Both channels then follow the same plan, which matters when families compare one home across two sites.
