An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in The Peak District: Chatsworth House, its gardens and the winter Christmas market; Bakewell market town and the famous pudding and tart; hiking on Mam Tor, Kinder Scout and around Ladybower Reservoir; the traditional Derbyshire well dressing ceremonies through summer. Guests I price for: Walking couples, families and friend groups from Manchester and Sheffield on two to four night stays around Bakewell, Buxton and the Hope Valley. Where I start: Extracting maximum value from bank-holiday and half-term peaks in a heavily weekend-led market, while lifting sticky midweek occupancy with three-night deals.
