An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Poconos: Lake Wallenpaupack and lake homes; Camelback and ski resorts; Autumn foliage; New York and Philadelphia weekend escapes. Guests I price for: NYC and Philadelphia groups on 2 to 3 night weekend stays. Where I start: Weekend premiums with 2-night minimums, holiday-week pricing, and hot-tub and lake positioning.
For Pocono hosts I set up PriceLabs or Wheelhouse with weekend minimums, holiday premiums, NASCAR and foliage dates and weekday discounts. Airbnb, Vrbo and Booking.com stay aligned, so Friday arrivals see the same total wherever they look. I also set holiday weekends to three nights automatically so they are not broken into short stays.
