An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Reims: Champagne house cellar tours; Reims Cathedral; the Avenue de Champagne in Epernay; the vendanges grape harvest. Guests I price for: wine tourists and couples on 2 to 3 night stays in central Reims and along Epernay's Avenue de Champagne. Where I start: harvest-season and festive premiums around the Champagne houses, fast TGV weekend demand from Paris, and French registration for the vineyard villages.
We set up PriceLabs or Wheelhouse together with harvest and December events loaded, two-night weekend rules for Paris visitors and quieter-weekday floors. Booking.com and Vrbo then match Airbnb on fees and minimum stays, which matters for couples comparing several channels.
