The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.

Guests I price for: Government and business visitors midweek plus weekend leisure and event guests on 2 to 3 night stays in Midtown, Old Sacramento and East Sacramento. Where I start: Steady legislative and medical midweek demand layered with fair and festival weekend premiums, plus Furnished Finder positioning for state and hospital contracts.
I configure PriceLabs or Wheelhouse with weekday floors for Capitol travel, the State Fair, Farm-to-Fork and Aftershock entered as dates, and a separate monthly rate card for Furnished Finder. Your Airbnb, Vrbo and Booking.com prices then follow one set of rules.
