I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of Stockholm. Stockholm is summer, Midsummer and Nobel week, with corporate travel in between. Many apartments are in housing associations that must approve subletting, which is the first thing to check. Winter is dark and quiet. Guests are often business travellers during the week and couples at the weekend, and the archipelago pulls leisure demand out of the city in high summer, which is worth pricing for.
In Stockholm I check the housing association approval before anything else, then plan a year around summer, the December run of Lucia and Nobel, and corporate travel in between. We set rules for July, when the city changes character, and a winter plan that keeps the flat earning when tourists are few.
