An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Rovaniemi: Santa Claus Village on the Arctic Circle; aurora viewing and glass-igloo stays; husky and reindeer safaris and snowmobiling; Ranua Wildlife Park and downhill runs at Ounasvaara. Guests I price for: International families over Christmas and couples chasing the aurora, mostly on three to five night stays near Rovaniemi and the Santa attractions. Where I start: Treating December as the flagship premium period with long minimum stays, sustaining rate through the January to March aurora season, and floor-pricing the muddy spring and autumn shoulders.
For Lapland hosts I set up PriceLabs or Wheelhouse with a December premium and long minimums, aurora season pricing from January to March, and low shoulder floors, keeping Airbnb, Booking.com, Vrbo and Expedia aligned so international families see one consistent price.
